Inspection Guidelines Booklet For Manufactured Homes
Booklet containing useful information regarding inspections during the construction process. Includes diagrams as well as a copy of the inspection checklist used by our inspectors at the site. These checklists are a guideline for inspection purposes. A detailed drawing of a typical footing and foundation is shown as well as information on the installation of the electric service, drainpipe support methods and landing and stair detail for decks on manufactured homes. Inspection Guidelines MANUFACTURED HOMES
Inspection Procedure Information
Inspections must be scheduled by 3:00 pm the working day before you need the inspection. Inspections called in after 3:00 pm is scheduled two days out. At times due to circumstances beyond our control, your inspection may be delayed but this is rare.
Times (meaning a.m., noonish or p.m.) will not be given for any inspections other than the following types of inspections:

Footings
-
Foundations
-
Septic Rough
-
Or electric reconnects only.
All other inspections must be ready on the day they are scheduled for.
To schedule an inspection, please call 636-583-6384. We do not take inspections by email. You will need to have the permit number, the property owner’s name and type of inspection requested.
Permit Fees
Note: Permit Fees and Escrow Fees must be paid separately in two separate transactions. There will be no exceptions.
Flat fee schedule can be found here. All other permit fees not listed are calculated at the end of the permit processing. Once the permit is approved and ready to be issued, you will be notified of the calculated permit fee and the escrow fee. The Issued Date is considered the date the permit and escrow fees are paid.
ESCROW FEES
Most permits will have an escrow fee in addition to the application and permit fees. Escrow fees are taken with a separate check and is deposited. Escrow fees are refundable so long as a passing final inspection is obtained prior to the permit's expiration date.

$350 for One and Two Family Dwellings including any type of manufactured housing not located in a Mobile Home Park or a Manufactured Housing Park facility as defined in the Franklin County Unified Land Use Regulations. $500.00 escrow for permits with a permit fee cost of $1500.00 and above.

$1000.00 for all Commercial and Industrial structures.

$200.00 for ALL other structures.

$200.00 for Sewer Permits.
WITNESS REPORTS
Anyone witnessing a potential violation of adopted building codes may file a complaint by completing a Witness Report. Our office is not able to accept anonymous complaints. Please click link below to download and print the Witness Report Form. This form must be signed and notarized.
